How to use this website

The following includes the description of the terms used on this website. Please be advised that since the purpose of the following is to explain the terms to facilitate the understanding of users of this website, they may differ from the general description of these terms.

1 Real Estate Transaction-price Information System
 
  • The real estate transaction-price information is publicized by Ministry of Land, Infrastructure, Transport and Tourism (MLIT) to promote the reliability and transparency of the real estate market and facilitate and activate the real estate transactions. To this end, MLIT conducts a questionnaire survey of persons involved in real estate transactions and publicizes the results after processing them to make them unidentifiable.
  • MLIT compiles the data every three months and publicizes them quarterly. It is planned to publicize the data for the 2nd quarter(From April to June) 2023 in October 2023.

2 Number of Transactions
  The number of transactions is obtained by converting the registration data related to real estate transactions into transaction units and then compiling them by region and by quarterly (three months) at MLIT.
The number of transactions will not be displayed when searched via “Search by Line and Station.”

  • The number of land transactions is the total number of transactions for all types of land, including residential land (land only), residential land (land and building), agricultural land, and forest land.
    The information is compiled by MLIT, which first converts the registration data of ownership transfers arising from transactions into transaction units and then compiles them by region and by transaction period (every three months).
  • The number of transactions for condominiums, etc. is the number of transactions for condominium units. The information is compiled by MLIT, which first converts the registration data on the transfer of ownership arising from transactions or the registration data for the preservation of ownership into transaction units and then compiles them by region and by transaction period (every three months). While the questionnaire survey targets only those cases involving the transfer of ownership (pre-owned condominiums, etc.), the number of condominium transactions includes cases that involve the registration of the preservation of ownership (transactions for newly built condominiums, etc).
    The search results obtained via “search for ALL conditions” show the total number of transactions including land transactions and condominium transactions, etc..
  • For a transaction unit, the number of land transactions generally corresponds to the number of registration applications. However, in cases where the same registration application includes properties whose location names (oaza and chome) are different, they are counted separately. The transaction unit for the number of condominium transactions, etc. is a condominium unit (apartment). In cases of package transactions involving more than one unit (apartment), each unit is counted.
  • The transaction period refers to the date of the sales contract, which is obtained via a survey of persons involved in the transaction. In cases where the date of the sales contract is unknown, the date of registration of the cause is adopted. The minimum data collection period is one quarter (three months). If you select the search period “OO quarter (including the past one year),” it will show the data for four quarters (one year) including the latest quarter. If you select the search period “OO quarter (including the past two years), it will show the data for eight quarters (two years) including the latest quarter.
  • For data up to March 2007, the data only for the target areas of the real estate questionnaire survey will be displayed, and the data for areas other than the target areas are not displayed (“-”). Moreover, if prefectural data include city,town,ward,villages outside the target areas of the survey, the data for these city,town,ward,villages are not displayed (“-”).
    The data up to March 2008 do not include the data of some regions where legal affairs bureaus have not yet been computerized. Therefore, in such regions, the number of transactions displayed may be less than the actual number of transactions.
  • The transactions for real estate whose areas are less than the target areas for the real estate transaction questionnaire survey and the transactions where only part of the ownership is transferred, etc. are counted in the number of transactions.
  • When there is a municipal merger, the subsequent data of merged city,town,ward,villages are incorporated into the data of a newly formed city,town,ward,villages.
  • The compilation of these data does not constitute a statistical survey.
3 Other Land Information

<Description of Items>
4 Type
  Real Estate is divided into the following types: residential land, pre-owned condominiums, etc., agricultural land, and forest land. Residential land is further divided into two types of residential land (land only) and residential land (land and building).
  • Transactions for residential land (land only) indicate the transactions for land only.
  • Transactions for residential land (land and building) mean the package transactions for the land and buildings, etc..
  • Transactions for pre-owned condominiums, etc. are the transactions for condominium units (apartments, etc.).
5 Location
  For location, addresses are shown only up to cho (town) and oaza (smaller parts of a town) (e.g., Kasumigaseki, Chiyoda ward; Benten, Minato ward, Osaka ,etc.). However, for cases where the property can be identified if the address is displayed up to cho and oaza, a wider geographical region than cho and oaza is used to designate the location.
6 Region
  For residential land (land only) and residential land (land and building), the characteristics of surrounding areas are described as residential area, commercial area, industrial area, or potential residential area.
7 Nearest Station
  For the residential land (land only), residential land (land and building), and pre-owned condominiums, etc., the name of the nearest train station and the time distance (minute) from the location of the property to the nearest train station (for subway, to the ground entrance) are displayed.
A time distance less than 30 minutes is displayed in minutes. A time distance greater than 30 minutes is displayed in the following time periods: 30 minutes to 59 minutes, 1 hour to 1 hour 29 minutes, 1 hour 30 minutes to 1 hour 59 minutes, and 2 hours or more.
For cases where the nearest station is unknown, the entry field is left blank.
8 Total Transaction Value
  For each of the residential land (land only), residential land (land and building), pre-owned condominiums, etc., agricultural land, and forest land, the total transaction value (10,000 yen) is displayed (overhead costs, such as agent’s commission, not included). Figures are rounded to two decimal places. Any numerical adjustments other than rounding are not made to the figures.
9 Area (㎡)
  For each of the residential land (land only), residential land (land and building), agricultural land, and forest land, the surveyed area (㎡) obtained from a survey of persons involved in transactions or the registered area (㎡) specified in a register if the surveyed area is unknown is provided.
For pre-owned condominiums, etc., the floor area (㎡) of the exclusively owned area registered in a register (the area measured inside walls or other partitions) is provided. For all land types, data for small properties with an area less than 10 ㎡ are not published.
For properties with an area of less than 200 ㎡, the area data are displayed in 5 ㎡ intervals, while for properties with an area of 200 ㎡ or greater, the data are displayed after rounding the figures to the first two digits from the left.
For transactions for land with an area of 2,000 ㎡ or greater, the data are displayed as “2,000 ㎡ or greater.” (However, for transactions involving agricultural land and forest land, those with an area of 5,000 ㎡ or greater are displayed as “5,000 ㎡ or greater.”)
10 Unit Land Price per ㎡
  For residential land (land only), the unit price (10,000 yen) per ㎡ is provided, which is obtained by dividing the total transaction value of each plot of land by the land area (㎡). Figures are rounded to two decimal places.
11 Frontage of Land (m)
  For residential land (land only) and residential land (land and building), the frontage/width of land (m) (the length of land in contact with a frontage road) is provided. In cases where the contact length is 50 m or longer, the frontage data are displayed as “50 m or longer.” In cases where the land frontage is unknown, the entry field is left blank. For this item, only the Details option is available.
12 Land Shape
  For residential land (land only) and residential land (land and building), the general shape of land is provided as follows: square, almost square, rectangle, almost rectangle, trapezoid, almost trapezoid, irregular, almost regular, and lot, etc. without road access.
13 Total Floor Area of Building (㎡)
  For buildings on residential land (land and building), the total floor area (㎡) is provided.
For cases where the floor area is less than 200 ㎡, the data are displayed in 5 ㎡ intervals, and for cases where the floor area is 200 ㎡ or greater, figures are rounded to two decimal places. For large transactions where the building floor area is 2,000 ㎡ or greater, the data are displayed as “2,000 ㎡ or greater” whereas for small transactions where the floor area is less than 10 ㎡, the data are displayed as “less than 10 ㎡.”
14 Construction Year of Building
  For buildings on residential land (land and building) and pre-owned condominiums, etc., the construction year of each building is provided. For buildings built before 1945, the construction year data are displayed as “before the war.” In cases where the construction year is unknown, the entry field is left blank.

  For buildings on residential land (land and building) and pre-owned condominiums, etc., the structure of each building is provided using the following abbreviations:

16 Room Layout of Exclusively Owned Area
  For pre-owned condominiums, etc., the room layout in the exclusively owned area is provided. In cases where the room layout is unknown, the field is left blank.

17 Use
  For the buildings on residential land (land and building) and exclusively owned areas of pre-owned condominiums, etc., the current usage is provided. For multiple-use cases, all uses are listed. In cases where the use is unknown, the field is left blank.
For example:
House, office, shop, factory, warehouse, workshop, parking lot, and other (hotel, inn, educational facilities, religious facilities, hospital, etc.)
18 Purpose of Use
  For each of the residential land (land only), residential land (land and building), pre-owned condominiums, etc., agricultural land, and forest land, the purpose of use is provided. In cases where the purpose of use is unknown, the field is left blank.
For example:
House, shop, office, factory, warehouse, and other (educational facilities, cultural facilities, hospital, welfare facilities, parking lot, etc.)
19 Frontage Road
  For residential land (land only) and residential land (land and building), the width (m), type, and direction of the road in contact with the land are provided.
In cases where the frontage road is unknown, the field is left blank.
Road types are displayed as follows:
  • For roads specified by the Road Act: National road, Prefectural road, Municipal road, etc.
  • For roads within the land readjustment project area: District road
  • For privately managed roads that are commonly called private roads: Private road
  • Other roads: Road
20 City Planning
  For residential land (land only), residential land (land and building), and pre-owned condominiums, etc., the use districts designated by the City Planning Act are represented by the following abbreviations:

21 Maximums Building Coverage Ratio and Maximums Floor-area Ratio (%)
  For residential land (land only), residential land (land and building), and pre-owned condominiums, etc., the designated Maximums building coverage ratio (%) and maximums floor-area ratio (%) are provided.
In cases where the maximums building coverage ratio and/or the Maximums floor-area ratio are unknown, the entry field for the unknown ratio is left blank.
22 Transaction Period
  The transaction period means the date of contract, which is obtained via a questionnaire survey of persons involved in real estate transactions. In cases where the date of contract is unknown, the date of registration of the cause in the register is used. These dates are displayed on a quarterly basis (every three months). For example, the transactions conducted in August 2010 are displayed as “3rd quarter 2010” or “2010/07-09”. Transactions for the past one or two years can also be retrieved: The search option in this case is displayed as the “3rd quarter 2010 (including the past one/two years).”
23 Renovation
  For pre-owned condominiums, the renovation status are provided. The renovation done is displayed as "Done", and the one not renovation is displayed as "Not yet". In cases where the renovation status are unknown, the entry field for the unknown ratio is left blank.
24 Transactional factors
  Transactional factors are provided when there is additional information that may have impact on transaction prices. They are provided only when relevant additional information is obtained via a questionnaire survey.
25 Land Transaction Price Overview
  For properties in the residential districts or commercial districts of the residential land (land only) in major cities (prefectural capitals, government ordinance cities, and core cities, etc.), the average and median ,etc. of unit land prices per square meter (㎡) are provided in the form of a table and a graph. Click Land Transaction Price Overview on the search result display screen to display the data.

  • The data provided here are based on all Real Estate Transaction-price Information System data available at the time of publication in designated Place.
  • The number of samples in the quarterly transaction price data is subject to change in the future. Please note that the number of samples in the latest quarter, in particular, may significantly change in the next quarter or later.
  • The compilation of these data does not constitute a statistical survey.
26 Changes in the number of transactions
  Click Changes in the number of transactions on the search result display screen to display a graph that shows changes in the number of quarterly (three months) transactions. When a search is conducted for residential land (land only), residential land (land and building), agricultural land, or forest land, changes in the number of land transactions will be displayed, Whereas When a search is conducted for pre-owned condominiums, etc., changes in the number of condominium transactions, etc. will be displayed.
When a search for ALL is conducted, changes in the total number of transactions including land and condominium transactions, etc. will be displayed. For details about the number of transactions, please see 2 “Number of Transactions.”

27 Scatter Diagram
  For residential land (land only), the following two types of scatter diagrams are provided:
  1. Scatter Diagram: Relations between the unit land price per square meter (㎡) and the width of frontage road
    This scatter diagram shows the relations between the unit land price per square meter (&##13217;) and the width (m) of the frontage road. Click the Graph button in the Condition of Frontage Road on the search result display screen to show the diagram.
    In cases where the frontage road is unknown, the diagram will not be displayed.

  2. Scatter Diagram: Relationship between the unit land price per square meter (㎡) and the distance to the nearest station(displayed only when a search by line and station is conducted).
    The scatter diagram shows the relations between the unit land price per square meter (㎡) and the time distance (minute) to the nearest station. Click the Graph button (displayed only when a search by line and station is conducted) in the Nearest Station on the search result display screen to show the diagram.   Select Prefecture and city,town,ward,villages to show the real estate transaction-price information system Data List and click the Download button of the desired transaction timing to start downloading the real estate transaction-price information system data. The data can be confirmed before downloading by clicking the Display Data button. For the description of each item, please see here.
